FROM ENGINEERING TO DEVELOPMENT AND VALUE CREATION
NIVARA DEVELOPMENT was founded on a simple idea: real development does not begin with construction. It begins with understanding the opportunity.
Founder Bassam Alhamad’s journey began in mechanical engineering, where he developed a practical understanding of buildings, engineering systems, operations and assets. As his experience broadened, the question moved beyond how a building is operated or maintained and toward investment: How is an opportunity selected? How is land evaluated? How is its highest and best use determined? And how does an idea become an asset capable of creating sustainable value?
REAL ESTATE DEVELOPMENT
That question led to a Master of Science in Real Estate Development at George Mason University’s School of Business in the United States. The program addressed the development cycle across market and site analysis, finance and financial analysis, policy and planning, law and entitlements, the development process, project management and real estate investment.
ACADEMIC FOUNDATION LED BY INDUSTRY PRACTITIONERS
The founder’s graduate education was shaped not only by academic study, but by instructors whose careers connected the classroom directly to real estate, investment and project delivery.
C. Kat Grimsley, PhD brought international real estate experience connected to U.S. diplomatic facilities, including acquisition strategies for an international property portfolio across more than 25 countries, feasibility work, negotiation and multidisciplinary coordination. She also served as Associate Director of George Mason University’s Center for Real Estate Entrepreneurship.
Mark Hassinger taught The Development Process and brought more than three decades of real estate development and management experience, including leadership roles with Lerner Enterprises and WestDulles Properties. His background spans land acquisition, entitlements, design, permitting, construction and negotiation — connecting development theory to the realities of moving a project from land to execution.
Melina Duggal, AICP taught Brokerage and Market Analysis. Her career includes more than 25 years in real estate analysis and consulting, with experience in market analysis, site selection, feasibility and development and redevelopment strategy, including leadership roles in market analytics at CoStar.
Roderick “Eric” Maribojoc, former Executive Director of George Mason University’s Center for Real Estate Entrepreneurship, brought an investment perspective through the Student-Managed Real Estate Fund, where the experience extended to underwriting, acquisition, asset management and disposition in an environment designed to mirror real investment decision-making.
Professor Ray Brow, D.Sc. taught Project Management — MBA 712. His experience includes approximately 16 years with the U.S. Department of State, including work as a Senior Project Manager and leadership of large-scale projects and programs. His background added a practical perspective on scope, planning, requirements, risk, stakeholder coordination, execution and delivery.
FROM KNOWLEDGE TO NIVARA
Academic study was only one part of the foundation. The founder’s mechanical engineering background and practical experience managing and supporting operations across more than 130 commercial facilities added a perspective that development teams do not always see before a project is completed: what happens to the asset after it is built?
How do design decisions affect operations? How do engineering systems influence capital and operating expenditure? And how can a decision made during development increase — or reduce — asset value for years?
From that intersection, the philosophy of NIVARA DEVELOPMENT took shape: real estate is not only a building, industry is not only a facility, and investment is not only a set of numbers. Land, market, capital, engineering, execution and operations are interconnected parts of one investment decision.
